What Are The Options?

1. We become your tenant

Our company becomes your tenant under a company lease agreement and we provide the following benefits :
- Your property is kept in hotel standard condition. We look after your assets.
- No voids – your rent is guaranteed for the duration of our agreement.
- We take care of any maintenance up to $50 including VAT.
- The property is inspected by our cleaning team weekly as a minimum.
- You can inspect the property as regularly as you wish (24 hours notice).
- We can make arrangements quickly (less than 2 weeks until your first rental payment).
- Hassle free – you can be confident in your return and that your property is being looked after by us.

2. We manage the property as short term lets on your behalf

On this option we market your property in the same way as option 1, however the key differences are : The return varies from month to month and could be higher than the guaranteed rent amount.

3. We buy the property

Neighbourly North has a comprehensive risk management protocol that starts with our Terms & Conditions. In these we govern acceptable guest behaviour, and the liability of guests that break our rules and regulations. Furthermore, Neighbourly North does not rent to individuals under the age of 27, and enforces a 3-night minimum stay.

Neighbourly North provides its property partners with a Furnishing Standards document that outlines the various items we require in each property.
Neighbourly North provides various products and services for each property’s standardization during setup (professional photography, lockboxes, etc.) and operation (hotel-quality linens, duvet covers, sheet sets, guest consumables, and local artisanal gifts for each guest group).
Neighbourly North has a team of fully-employed professional housekeepers, that keep our properties in exceptional condition. Simple repairs and maintenance are performed internally, while more complex jobs are performed by our trusted list of contractors.
Neighbourly North is available to its guests 24/7, and strives to deliver exceptional customer service compared to alternatives in our markets.
Neighbourly North does not perform snow removal or landscaping. We advise property owners to arrange for these services externally, or to perform them directly.
While Neighbourly North makes recommendations on pricing, property owners are in full control of their property’s pricing.
Neighbourly North can make introductions to qualified insurance brokers that specialize in providing homeowners with short-term rental insurance.
Neighbourly North provides its property partners with CPA prepared financial statements covering all incomes and expenditures on a monthly basis. We advise all property partners to engage with a qualified tax consultant to understand the full impact on their tax reporting.
